How It Works

We find you. You just say yes.

Our members are local ultra-high-net-worth individuals who love architecture and design. When a home like yours comes to market, they want to see it — not at an open house, but at a private dinner. We handle everything. You provide the home.

1

We spot your listing

The moment a qualifying luxury listing hits the market in our cities, we find it and reach out to the listing agent with an offer — no application required.

2

You claim your slot

We host one dinner per neighborhood per month. Confirm your date and we lock it in. Slots are first-come — another listing in your area may claim it first.

3

We deliver everything

Chef, photographer, event staff, and 30 vetted local UHNW guests. You get the guest list in advance, professional photos after, and a follow-up summary of who expressed interest.

A Different Kind of Open House

Every other channel gets your listing seen.
This gets it experienced.

The Traditional Open House

  • Neighbors checking out the competition
  • Browsers with no timeline or budget
  • Agents scouting for their own clients
  • Curious passersby from the yard sign
  • No vetting, no qualification, no follow-up

A Listing Dinner

  • 30 local UHNW individuals — architecture and design enthusiasts who happen to be very wealthy
  • Confirmed by name and LinkedIn before any invitation goes out
  • You receive the guest list in advance and approve it
  • Professional photography and a 60-sec highlight reel included
  • After the dinner: a summary of who expressed interest in the property

Our members love great homes. When a property like yours comes to market, they want to see it — not at a public open house, but at a private dinner inside the home itself. That's the whole concept.

The Network Effect

Your listing gets
considered first.

We run 5 dinners a week across 19 cities. Every week, clients come to us and say: "I need a dinner in Austin. In Nashville. In Miami." We go to our directory first.

Every guest is local. We curate each guest list from ultra-high-net-worth individuals who live in that market — people who know the neighborhoods, understand the price points, and could realistically buy. No out-of-town browsers. No tire-kickers.

When your listing is in our directory, it gets considered for every dinner booked in your city — not just once, but every time a new client comes to us. That's not a one-night event. That's a recurring pipeline.

What Our Partners Say

"I've done open houses for 15 years. Nothing has ever generated the quality of conversations that one Listing Dinner did. The room was different — everyone there was operating at a level where this kind of property is a real conversation."

Common Questions

Frequently Asked Questions

Who runs the event?+

We do. Listing Dinners is a full-service dinner production company. A staff of nine arrives at your home: a host/facilitator, two investor relations associates, two event helpers for setup and breakdown, two chefs, and a photographer/videographer. The event runs 6–9pm. You are the host in name — we handle everything else.

What kind of guests attend?+

Local ultra-high-net-worth investors who live in your market — people who operate at a level where $5M+ real estate is a normal conversation. Before any invitation goes out, you review and approve the guest list. Every attendee is confirmed by name and LinkedIn profile. No walk-ins, no plus-ones. These are your neighbors — they just happen to be very wealthy.

Are the guests there to buy my listing?+

Not necessarily. They're there because they were personally invited to an exceptional private dinner. Some may be in the market. Many will know people who are. The value is the room — and the relationships you build in it.

What does it cost to participate?+

Nothing. The program is completely free for agents and homeowners. We cover all hard costs — catering, staffing, photography, insurance, and cleanup. We can do this because the guests are our clients. You provide the venue; we provide the production.

What happens to my listing photos?+

They're yours to keep. We deliver a full gallery within 48 hours — photos and drone footage. Use them on MLS, Instagram, listing presentations, or anywhere else.

How are listings selected for a dinner?+

When a client books a dinner in your city, we review available listings in our directory. Properties that are well-presented, priced appropriately, and available on flexible dates are selected first. Being in the directory means your listing is considered every time.

Does my listing need to be near a city?+

Yes. Our guests are local to each market and don't travel far for private events. Listings should be within a 30-minute drive of a major metro area. Remote or rural properties — even spectacular ones — are not a good fit for this program. If you're unsure whether your listing qualifies, submit it and we'll let you know during our 48-hour review.
